Monsoon Season Prep: Protecting Your Garage Door From Arizona's Summer Storms

Your garage door is the largest moving object in your home — and the largest single opening in your home's envelope. When monsoon season rolls in with 50–70 mph outflow winds and blowing dust, that big flexible panel takes more abuse than any wall or window.

What monsoons actually do to garage doors

• Wind flex and panel damage. Wide double-car doors act like sails. Strong gusts bow panels inward; enough flex cracks panel sections or pops rollers out of the track.
• Dust in everything. Haboob dust is fine as talcum powder and works into rollers, hinges, opener rails, and the photo-eye sensors. Dust plus old lubricant makes a grinding paste that accelerates wear.
• Water intrusion. Sideways monsoon rain finds tired bottom seals and rotted weather stripping, soaking drywall and anything stored near the door.
• Power surges. Storm-related surges are the #1 killer of opener circuit boards in the Valley.

Your pre-monsoon checklist

1. Test the balance. Pull the red release cord and lift the door halfway by hand. It should stay put. If it drifts, the springs need adjustment — and a poorly balanced door has far less resistance to wind flex.
2. Inspect the bottom seal and side weather stripping. If you see daylight, water and dust will find the same path.
3. Clean and align the safety sensors. Wipe the photo-eyes gently; dust buildup causes the mystery "door won't close" problem that spikes every July.
4. Lubricate before, not after. Fresh silicone lubricant helps parts shed dust instead of grinding it.
5. Consider a surge protector for the opener outlet. A $25 plug-in unit protects a $250+ logic board.
6. Check panel attachment hardware. Loose hinge screws are what let panels flex enough to crack.

The setting most homeowners get wrong

After a storm knocks out power, many people yank the release cord, shove the door up, and later re-engage it incorrectly — then the opener's force settings fight a misaligned door. If your door acted strange after the last outage, that's likely why. It's a five-minute fix for a tech, and we check it on every visit.
