WD-40 is a solvent, not a lubricant — it actually strips protective grease away. We use a high-temp synthetic formula that clings to springs, hinges, and bearings through 115° Phoenix summers without dripping or gumming up with dust.

Arizona sun destroys cheap rubber seals in a couple of summers, letting in dust, scorpions, and monsoon rain. The U-shaped vinyl we install stays flexible in extreme heat and seals uneven concrete floors far better than flat strip seals.

Frayed cables are one of the most dangerous failure points on a garage door. We use aircraft-grade galvanized cable with the correct strand count for flexibility and corrosion resistance, and we always replace cables in pairs so both sides wear evenly.
